Why Local & At the Curb Shutoffs are Important

5/3/2022 (Permalink)

A Dripping Pipe Under the Sink with a Shutoff Valve A dripping pipe under a sink, know where your shutoff valve is located!

At SERVPRO of Southwest Dallas, we have happened upon some very interesting scenes when we arrive onsite at a water damage issue.  But even before being onsite, we get very panicked calls about water pouring from kitchen sink pipes, washing machines, toilets or a host of other items throughout the house.  Our first question is usually has the water been stopped.  If not, the water has to be stopped before water mitigation and restoration process can begin.  Stopping the issue can either mean a plumber has already been called and is fixing the issue or the water needs to be shut off locally or at the curb. If the plumber in already involved, he or she has most likely has already taken the step of turning off the water in the home in order to fix the problem.

Turning off the water locally refers to locating what is usually a knob or lever at the area of the issue for example under a sink or a hot water heater and rotating clockwise until water is no longer flowing.  There still may be dripping going on.  Sometimes it is not possible to turn off the water locally as the pipe is broken beyond where the valve is located or there is an issue with the valve itself.  It is usually advisable to turn off water locally when possible as it will still allow use of water throughout all areas of the house except for the area of concern.

The next solution is to turn off the water at the curb.  There are many underground pipes that are hidden from everyday view.  Water flows from a central pipe usually under the street area by the curb through a shutoff point and continues to each home.  The shutoff point is also known as the water box.  This is where home owners and tenants have access to shut off the water to the entire house.

These days, most of the water shut off boxes are made of plastic and are fairly easily accessible.  The other main water box that you see still are circular, cast iron boxes. These will often need a special key to remove the lid.  Once inside the water box, a water key is needed to turn the water off.  These can be a variety of types and can be found on Amazon.

It is a good idea to make sure you know where your water box is located.  And the next step would be to make sure you have the appropriate water key on hand.  Additionally, make sure that the water box is cleared of any debris or tree roots.  It is a good idea to check once a year to make sure no new sediment has filled up your water box so you have no obstacles should an emergency arise.

Should water damage affect your home, please reach out to us, we are more than happy to help mitigate and restore your property.

Biohazard Cleanup - Necessary but Not Much Discussed

3/11/2022 (Permalink)

Blood in a stairwell from a crime scene Blood from a crime scene in a downtown Dallas building stairwell

Biohazard clean-up most commonly refers to the clean-up of an area that involves blood, other bodily fluids or other potentially infectious materials.  Often this is a crime scene where someone is now deceased.

Removing the body is just the first step in the process.  This is typically done by the EMS team or a coroner. The next steps involve cleaning, sanitizing and disinfecting the scene.  This is where a professional biohazard clean-up company is usually called upon.  The professional clean-up crew will don personal protective equipment (PPE) such as full facemasks, heavy duty gloves and tyvek suits, and additionally have the right equipment and chemicals for the job.

Non-salvageable or non-cleanable items such as drywall, bedding, etc will have to be removed, and disposed of appropriately. The remaining structure and items will then need to be sanitized and disinfected.

One of the last major steps in the process is deodorization.  Depending on duration and what happened, odor can be a big issue.  There are a variety of methods to help with odor including air scrubbers with carbon filters that adsorb smells, thermal fogging, and running ozone generators to name a few.  If you or someone that you know is in this situation please give SERVPRO of Southwest Dallas a call to come help get you through this stressful, challenging event.

Cold Weather is Coming to North Texas, Here are Some Tips

2/1/2022 (Permalink)

Large Room with a Huge Area of Wet Carpet A Large, Carpeted Room Flooded from a Broken Sink Pipe

The cold weather is coming to North Texas.  It is always a good refresher to review key tips to help prevent pipes from freezing and breaking:

  • Open all water faucets in your home to allow a very thin trickle of water to flow through the water lines (both hot and cold). Allow the trickle of water to continue to flow throughout the night.
  • Leave all drains open, and do not leave anything in the sinks as such items may cause drains to become clogged and possibly cause flooding of your home
  • Leave all cabinet doors underneath sinks and lavatories open so the water pipes will remain ventilated with warm air.
  • When not at home, leave bathroom doors open.
  • Leave the heat turned to "Auto" and thermostat set at no less than 65 degrees, especially if you will be gone for more than 24 hours.
  • If you turn on a faucet and no water comes out, you should immediately contact a plumber. This may indicate pipes have already frozen in your home. Be sure to turn the faucet back off until the plumber arrives.
  • Check your curbside water box and make sure the turn off is not buried or clogged up with tree roots or weeds.
  • Make sure you and your kids know how to turn off the water locally in every room and at the curb.
  • Pay attention to noisy pipes and moisture on walls or floors and rust stained water.

We hope these tips help prevent any damage but if something does happen don't hesitate to reach out to SERVPRO of Southwest Dallas, we are always here to help.

Commercial Properties Needs Extra Special Attention when it Comes to Emergency Planning

12/27/2021 (Permalink)

There are over 21 million commercial establishments in the United States, occupying 4.9 million buildings. These buildings cover over 72 billion square feet or 1.6 million acres. The U.S. adds about 1.6 billion square feet per year—nearly 110,000 buildings annually, or roughly half-a-million buildings every five years. The sheer magnitude of annual growth in commercial real estate is astounding.

How are you planning on protecting your property?

Most companies attempt to treat a commercial project like a “really big house”, which is a big mistake. Calling and hiring a restoration company without the right education or credentials can cause further damage and business interruption.

With residential homes, the primary purpose is to house a family, whereas commercial structures have a variety of uses and functions. All these factors can affect the restoration process.

Commercial facilities, if they are greatly impacted by damage, require more time for scoping, planning, and estimating. Additional square footage affected raises the requirements of the commercial project, meaning additional management staff, labor, equipment, and supplies will be needed.

SERVPRO of Southwest Dallas has a highly trained, experienced, and certified team, able to handle all your property damage needs. Our staff receives ongoing training from our corporate training facility to meet and exceed IICRC industry certifications. This ensures we provide the proper assessment and repairs. (For more information on our training and qualifications and how we can help restore your property, please contact us directly.)

When your DFW property is the victim of a disaster or damage, such as water and fire damage, fire and smoke damage, or storm damage, every minute counts to minimize the effect on your building.

Every time we enter a commercial large loss project, we focus on the differences that occur in a commercial building over a residential home. We consider how our communication, planning, and even our conversations might have to be altered to provide the highest level of customer service on a commercial restoration project when speaking with either an owner or property management team.

Your SERVPRO in Southwest Dallas cleaning and restoration team can provide support from water damage cleanup and water damage restoration to fire damage repairs and mold remediation services. As a locally owned and operated facility, we provide commercial cleaning services, residential cleaning services, biohazard cleanup, carpet cleaning, air duct cleaning, mold removal, and more.

When you have a disaster or water emergency in DFW, call us, your trusted leader for restoration services, 24 hours, 7 days a week to restore your home or business. We are centrally located, and you will receive an immediate response. Faster to any size disaster. Make it "Like it never even happened."

What are Some Winter Home Heating Safety Tips

12/17/2021 (Permalink)

SERVPRO of Southwest Dallas offer these heating safety tips to DFW residents from the National Fire Protection Association:

  • Never use your oven to heat your home
  • Have a qualified professional install stationary space heating equipment, water heaters, or central heating equipment according to the local codes and manufacturer’s instructions
  • Have heating equipment and chimneys cleaned and inspected every year by a qualified professional
  • Remember to turn portable heaters off when leaving the room or going to bed
  • Always use the right kind of fuel, specified by the manufacturer, for fuel-burning space heaters
  • Make sure the fireplace has a sturdy screen to stop sparks from flying into the room. Ashes should be cool before putting them in a metal container. Keep the container a safe distance away from your home.
  • Install wood-burning stoves following the manufacturer’s instructions or have a professional do the installation. All fuel-burning equipment should be vented to the outside to avoid carbon monoxide (CO) poisoning.
  • Install and maintain CO alarms to avoid the risk of CO poisoning. If you smell gas in your gas heater, do not light the appliance. Leave home immediately and call your local fire department or gas company.

House fire in DFW House fire in DFW

Consider The Following Tips

If you or one of the residents in your home currently smokes, it's important to be informed on how to prevent a cigarette fire. After first checking with your local fire department in DFW, for any pointers they might have, consider other tips, as well.

1. Don't Smoke Indoors
There are a surprising number of flammable materials in your home. Any type of fabric will burn easily, so, if an ashtray gets knocked over, a stray cinder could easily start an ashtray fire and severely damage your home. In addition to the risk of fires, smoke from cigarettes can also damage the fabrics in your home and cause them to smell bad. This smell is difficult to remove with conventional laundry detergent.

2. Wear Removeable Clothing
If you or a family member smokes, make sure to wear clothing that can be removed easily after smoking and before entering the home. A jacket or a hoodie would be a good choice. This way, any odors are likely to soak into the removable item, rather than being tracked in and soaking into your furniture or drapes. It's also wise to wash this removable clothing often, as the odor will build up in these garments.

3. Consider Professional Odor Removal
If someone has smoked in your home for a while, or if there has been a cigarette fire, it's time to consider calling in odor removal and fire damage specialist specialist. Hiring a professional will ensure that your home is cleaned from top to bottom with the best equipment suited for the job. This thorough home cleaning can include your carpet, drapes, air ducts, upholstery, and more. There is equipment meant for every job, whether you need full fire cleanup or an odor removal detail.
With a conscientious mind and some knowledge, it is possible to prevent a cigarette fire before it happens.

Steps to Take After a Home or Property Flood

11/8/2021 (Permalink)

Threatening the integrity of a building and endangering those within, flooding can result from numerous causes. Faulty plumbing, broken appliances, storms, and more can result in flooding and water damage. Once the water source has discontinued – either naturally or through repair – what's left? Pooled water, damage to floors, walls, structures, and more can be the final product of a flood or even a slow but prolonged leak.

After water damage, can you restore your home or company building yourself? This can be a tricky business and poses dangers of a varying nature. Safety measures must be taken, some expertise must be applied, the gravity of the situation must be recognized in no uncertain terms – the list goes on.

Let's take a look at water damage and how to handle it.

What Are the Damaged Materials?

Water can damage everything it touches, no matter what kind of building the leakage and/or damage occurs in. Everything inside or involved in the structure is prone to harm including devices, wiring, the floor, walls, etc. To know whether or not this clean-up is a do-it-yourself project, you must survey the extent of damage.

Is the drywall damaged? For days following a leak or flood, drywall can hold on to water. This can threaten the integrity of a building. To make your walls and ceiling look like new again, complete replacement of plaster/drywall may be necessary.

Some areas might just need some drying out. You may be able to salvage wooden pillars, furniture, etc., but this is on a case-by-case basis. Most often, after flooding, electrical appliances and carpeting will need to be removed and disposed of properly.

If you suspect possible damage with asbestos, call a professional immediately.

During Clean-Up – What Should You Expect?

Both water and debris will need to be cleared from a flooded area. Due to muddy floodwaters, insects and certain animals may be attracted to the property. While cleaning the area, don't be surprised if you have to deal with insects, snakes, rats, and more.

If a floor feels like it's sinking in or drooping, be extremely careful walking in the area. If you're not sure where it's safe to step, you can get hurt. Avoid going into a structure that looks like it's falling apart.

Tips and Precautions

PPE (personal protective equipment) and clothing should always be worn when cleaning up or dealing with water contamination, water damage, etc.

To remove water and mud from your property, you cannot use a regular vacuum cleaner. Dehumidifiers, heavy-duty fans, and commercial wet vacs should be used.

To avoid infection, after drying, areas must be thoroughly cleaned and/or sanitized. For services like ceilings and walls, detergent and warm water may suffice. However, hot water and soap are recommended for dirty items like dishes, cooking utensils, silverware, and more.

The Best Advice For Handling Water Damage

If your home or business has experienced water damage, you may not want to attempt repair and/or restoration on your own. It can be extremely difficult to deal with and even unsafe. But, if you contact the water damage experts at SERVPRO, you can begin the process of post water damage recovery in expedited fashion.

Set your mind at ease by letting certified and experienced professionals take care of the problem. Do you have water damage? Don't wait another moment. Contact us today.

What Things are Often Covered under a Home Owner's Insurance

11/3/2021 (Permalink)

Your homeowners' policy is likely designed to take care of accidents that were unable to be foreseen. While it can secure against most of the things that can go wrong with your home in Dallas, TX, you may need additional insurance for certain issues. Sometimes your basement flood can be covered, and sometimes it cannot.

What Isn't Covered?

There are several things your homeowners' policy probably doesn't insure:

  • Flood damage
  • Issues resulting from negligence or improper maintenance
  • Backup of municipal sewer lines
  • Repair of the flood's source

You may have to purchase additional insurance coverage for some of these issues. The cost of some of the repairs, however, such as repairs done by restoration professionals for problems caused by poor maintenance, will probably have to be paid out of pocket.

What Is Covered?

If the accident that causes the damage is sudden and unavoidable, such as a water heater that breaks and causes a flood, your homeowners' policy will probably protect you. If your floor or a wall needs to be replaced, your dwelling insurance can take care of it. If items are ruined in the flood, the personal property clause in the policy can help you pay for their replacement after the deductible is met.

What Additional Protection Is Needed?

If you experience frequent flooding in DFW, it is a good idea to purchase flood insurance. Water backup coverage can help you when your basement is flooded by a backed-up sewer line or a clogged pipe outside your home. Talk to your insurance agent about other options that may be helpful for you to have to protect your home.

If a sudden accident causes a basement flood, a lot of the damage is probably insured by your homeowners' policy. Some special circumstances might require further coverage, though. It is important to make sure you understand your policy and have the right one in place before a problem occurs.

Why Trusting a Restoration Professional After a Fire is So Important

10/27/2021 (Permalink)

Smoke and Soot are very Invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.

Smoke and Soot facts:

  • Hot smoke migrates to cooler areas and upper levels of a structure.
  • Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.
  • The type of smoke may greatly affect the restoration process.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of Southwest Dallas will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke – Plastic and Rubber

  • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke – Paper and Wood

  • Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Our Fire Damage Restoration Services

Since each smoke and fire damage situation is a little different, each one requires a unique solution tailored for the specific conditions.  We have the equipment, expertise, and experience to restore your fire and smoke damage.  We will also treat your family with empathy and respect and your property with care.

You Will Probably Have a lot of Questions if Your Dallas Home Floods....

10/27/2021 (Permalink)

What Value Does Professional Flood Damage Mitigation in Dallas Offer?

Floods can happen any time, even during dry seasons. The intensity of each incident varies from catastrophic to mild levels, thus leaving different extents of damages. When an incident only affects your property, you might struggle in deciding whether to hire a professional to handle the mitigation process or get help from family and friends. Knowing what value mitigation of flood damage by a professional can offer makes it easier to decide.

Preventing Future Problems

Although the focus after flood damage in your Dallas home might be how to solve immediate problems such as cleaning up the filth and drying the premises, you must also pay attention to problems that might develop in future that tie back to the flooding incident. Mold development and deterioration of structural parts are common long-term problems. Professionals address both current and long-term issues concurrently when restoring your property. For instance, our SERVPRO technicians apply cleaning agents with anti-microbial properties and use advanced equipment to check for hidden pockets of moisture, thus minimizing chances of mold development.

Working Faster

Restoring a flood-damaged property is a tedious process. Even though family and friends might provide an abundant workforce to carry out the process, the lack of equipment and skills can hamper progress.  Professional restorers undergo regular training, and the frequency of handling similar incidents equips them with the necessary experience to work faster. Our technicians earn IICRC acknowledgement in best practices from the Institute of Inspection, Cleaning and Restoration Certification. Professionals also have a reputation to uphold and a payday to look forward to, which motivates them further to work faster.

Water Damage Restoration

A flooding incident has the potential to change the outlook of your home forever. Water can alter the visual appeal of your walls because drywall discolors from wetness. Materials such as floorboards might also cup or buckle from water exposure forcing you to change them or opt for a different floor type. With professional assistance, it is possible to restore your home to its previous state, under most circumstances. Our SERVPRO technicians follow different procedures to ensure we achieve the intended goal. We take photos of the damaged site before starting the restoration, which provides a reference point if needed. We also match the color of new panels to existing ones in areas that we demolish for restoration purposes. We also use advanced methods such as drying chambers to save wooden floors along with drying mats and an injecti-dry delivery system.

A flood-damage restoration exercise should solve all problems and offer value for money. Call SERVPRO of Southwest Dallas at (214) 463-5880. We fix flooding fast, "Like it never even happened."

Please don't hesitate to contact SERVPRO of Southwest Dallas at 214-463-5880 if you do happen to find your home in the Dallas Metroplex flooded.

1. Reposition Indoor Circuitry

Find out what the expected flood level is in your area, and then do an inspection of all the electrical equipment in your home, including switches, sockets and wiring. These should all be raised to at least a foot above the flood level. Also, make sure any other indoor heating or cooling appliances, such as water heaters and air conditioners, are positioned to sit well above the flood level.

2. Move Outdoor Equipment

Any outdoor equipment like central AC units, generators or fuel tanks should be raised up above the flood level and anchored securely. Generators should never sit on the ground, as they can fill up with water during a flood and become unusable. A fuel tank that isn't properly anchored can break away and spill its contents all over the surrounding area.

3. Make Final Preparations

You can still take flood safety steps as the storm approaches. First, make sure all downspouts and gutters have been cleared. Next, try to get everything that could be damaged, such as rugs, electronics, furniture and other belongings, to higher ground. Either take them upstairs to the second story or raise them off the floor. Also, elevate all major appliances on concrete blocks and shut off the electricity at the breaker box.

Following the flood safety tips outlined above will go a long way toward keeping your home secure during a major storm. With a little safety planning ahead of time, a great deal of damage and expense can be prevented.

What Is Covered By Your Insurance?

10/19/2021 (Permalink)

If you experience frequent flooding in Dallas, TX, it is a good idea to purchase flood insurance.

Document Recovery

10/19/2021 (Permalink)

Document Recovery

Did you recently experience a burst pipe or similar flooding incident at your DFW home or business? If so, you may now be facing some very unfortunate water damage issues, including finding a host of wet documents. Some papers that you may find damaged by water include business files, financial records, and legal documents. Fortunately, help is available. If this flooded paperwork is highly important to you or your team on a professional level, you will want to learn about these three ways that restoration specialists handle document recovery.

1. Document Drying

If something is wet, the most natural solution is to dry it if possible in an attempt to save the item. Restoration professionals will often freeze-dry documents to make sure that they have the best chance of being recovered. Vacuum-based freeze-drying is often the best method to restore highly important business paperwork.

2. Deodorization and Sterilization

Since wet paper can be exposed to bacteria, mold colonies and other unwanted infections, most technicians will take steps to deodorize and sterilize wet documents after they are dried. Gamma irradiation is one technique that is often used with great success. Deodorizing and sterilizing help the papers to smell clean and be rid of any infestations.

3. Digital Storage

A full-service water damage company will offer you digitizing services so you can preserve your wet documents. This helps to protect you against future losses, and may allow you to maintain a record of any newly damaged documentation that could not be salvaged. As an extra bonus, you can choose to go paperless and free up storage space in your office if desired.

Understanding that help is available will help you to stay calm and hopeful when you find your business littered with soggy documents after a water disaster. It is better to get professional help than to attempt to fix what could be complex damage on your own.

Mold in DFW Buildings

10/19/2021 (Permalink)

The discovery of mold in your building is often a cause of distress. Many DFW property owners are, rightfully, alarmed when they learn mold has taken hold; this is especially true when black mold is present. One of the first questions in response to this find is "Why is mold growing in my building?" There are several possible reasons.

  • Leaky pipes
  • Clogged plumbing
  • Storm damage
  • Appliance overflow
  • Broken hoses
  • Weakness in the foundation

Steps of Remediation

The first step in mold cleanup is to contact a remediation professional. If you haven't already identified the source of the moisture problem, the professional will probably conduct an inspection first. The source of water must be resolved before other work takes place.

The next step in treating black mold or any other type of mold is containment. It is crucial that mold spores don't spread further throughout your property. Professionals often have access to specialized equipment and training to keep your workplace or property safe.

After the mold has been contained, professionals will establish a source of clean air and proper ventilation. This step protects the experts and anyone in your building during the rest of the remediation process. If necessary, the professionals may recommend ventilation improvements you can make to prevent further mold growth.

Some materials may have been affected by mold to the point that the materials have to be removed. Professionals will seal those materials before moving them and will dispose of them appropriately. The remaining structure and content of your building will be cleaned thoroughly.

Finally, restoration work will take place. Materials such as drywall or carpeting that was infected may be replaced and steps may be taken to prevent the growth of black mold and other contaminants.

Prevention and Immediate Action

Perhaps, the most important thing to remember is that immediate action is the best way to prevent trouble, whether from water damage or the discovery of mold. Act quickly for the well-being of your employees and your DFW property.

  • Use a battery-operated candle or glow stick in jack-o-lanterns
  • Dried flowers, cornstalks, and crepe paper catch fire easily. Keep all decorations away from open flames and other heat sources like light bulbs and heaters.
  • When using electrical lighting to decorate your home, make sure it is used in accordance with the manufacturer’s instructions. Some lights are only for indoor or outdoor use, but not both.
  • Use clips, not nails, to hang lights so the cords do not get damaged
  • Remember to keep exits clear of decorations so nothing blocks escape routes. Make sure all smoke alarms are working.

For families still planning to attend Halloween parties or go trick-or-treating:

  • When choosing costumes, stay away from long trailing fabric that could come in contact with open flames or other heat sources
  • Teach children to stay away from open flames, including jack-o-lanterns with candles in them
  • Provide children with flashlights to carry for lighting or glow sticks as part of their costumes

Help Minimize Winter Storm Damage To Your Commercial Property

Reduce Winter Storm Damage With These 4 Money-Saving Strategies

Winters in Southwest Dallas, can be severe, with heavy rains, winds and snow and ice threatening the very infrastructure of your building and home on a constant basis. While there is not much you can do about a winter storm, there are steps you can take to minimize storm damage. Here are four cost-saving tips you can use this winter to keep damage at bay:

  • Prep your building.
  • Equip your building with a generator.
  • Plan for snow and ice removal.
  • Have a plan in place.

Prep Your Building

The best thing that you can do to minimize damage caused by a storm is to prep your building. Equip it with storm windows, replace any old weather stripping with new, have your gutters inspected and, if necessary, replaced, and shut off any outside pipes. Frozen pipes tend to cause the most structural damage during the winter, so to prevent a pipe break, make sure that no liquid is allowed to sit in it.

Invest in Backup Power

Invest in a generator, as a winter storm has the potential to knock out your power. Not only do power outages often result in burst pipes because of lack of heat, but also they can cause data loss and fried electrical equipment. A generator can keep your business operating as normal and your assets, both physical and cyber, safe.

Have a Plan

If a winter storm becomes too severe, you may need to follow through with a disaster plan. Make sure you have one in place and that everyone in your office knows the drill.

Protect your business against damage and losses caused by winter storms. Prep your building, have backup options, invest in snow removal and have a plan to minimize loss this winter.

Space Heater Safety Tips

10/4/2021 (Permalink)

Preparing for the winter:

Freezing air outside in Dallas Texas makes you long for a warm, toasty atmosphere inside of your home. Warming yourself near a space heater feels good, but is it a smart choice? A burned space heater is one of the top causes of residential fires, particularly during the winter months. Learn how to safely use a space heater by following the three tips below.

1. What Kind To Buy

Space heaters come with options for safety features, such as an automatic shutoff if the unit overheats or tips over. Look for an independent safety certification label, such as Underwriters Laboratories (UL). Ensure the appliance has a sturdy cord that is at least 6 feet in length.

2. Where To Place It

Place the heater on a hard surface, such as the floor. Do not place it in a child’s bedroom or play area or in a garage where incendiary materials are stored. Use the 3-foot distance rule for children, pets, walls, bedding, curtains and furniture. Allow this distance from flammable fabrics to prevent a burned space heater from setting fire to your home.

3. How To Care for It

Plug the heating unit into its own outlet to avoid overheating. Never use an extension cord or place the appliance near water. When you retire to bed for the evening or leave the room, even for a few minutes, turn off the space heater. Remove it from the outlet by holding the plug, never the cord. If the cord is damaged, discontinue use. If the unit has filters, change them regularly.

Follow the above safety tips at your home in Dallas Texas, to avoid a burned space heater. Always remember to practice general fire safety as well. Install and maintain at least one functioning smoke detector at every level of your house, especially near the bedrooms and kitchen. Have an escape plan in case of a fire. If a fire occurs, execute your plan to get your family to safety. For soot and smoke cleanup, call us at 214-463-5880

What to do when a Tornado causes water damage to your Dallas home

10/1/2021 (Permalink)

Cleaning Up Water Damage in Your Dallas Home In DFW, tornadoes are not strangers to us, and there is nothing quite as horrific as the damage left by one, if you do end up being a victim. Wind and flying debris, while it is what most of us think about with a tornado, they can also bring a very large amount of water into your home as well. The water in the home can sometimes be more damaging than the wind. The water brought in by the rain, really determines how much damage there is in your home. It is always best to have our professionals at SERVPRO of Southwest Dallas do an assessment of your home, because often there is damage that an untrained eye will not see.  At SERVPRO of Southwest Dallas, we are trained and ready to get you taken care of quickly and safely. Some steps to take before we arrive that will help you, are as follows: - Make sure to turn off your electricity first, you want to avoid any electrical shocks or accidents.- Make us aware of any hazards that might be present (i.e. broken glass, or sharp objest like exposed nails, or even water damage to the sub-flooring that may make the structure unsafe)- Make a list for your insurance company of anything that you know is damaged already, and SERVPRO of Southwest Dallas can then do a list  of salvageable and  non-salvageable items as well for you and your insurance company. SERVPRO of Southwest Dallas is certified and qualified for any circumstance you may face. For  instance, if water entered in and you notice one wall is wet,  there is a good chance that the water was not confined to just that one area; so our IICRC certified techs are trained and knowledgeable of the "hidden damages" that are not seen with the naked eye. Once we have cleaned up the debris and dried out the flooring and walls, a full extent of the damages will be determined and the rebuild can begin.  DFW does get a few tornadoes each year, when it happens, you want to call us at SERVPRO of Southwest Dallas at 214-463-5880 to take care of your mitigation needs. "Like it never even happened." Insurance Water Claim Process

9/20/2021 (Permalink)

Water Pouring from a Ceiling Pipe Water Pouring from a Ceiling Pipe

Whether it is a burst pipe like during the February winter storms or a kitchen appliance that malfunctions, a water event can happen without notice and cause lots of havoc.  It is natural for people to panic when their home and property is damaged but calm is needed to go through the right steps to determine when an insurance claim is needed and if so, what are the steps that should be followed.

The first thing when something happens is to get the source stopped and ideally fixed.  This may mean shutting the water off locally in the home or going to the curb to shut off the water to the entire house.  The next steps should be to call a plumber and a mitigation company.  The mitigation company can help get things stabilized day one and should be able to give an approximate cost to get it remediated.  The first big question we have is whether to make an insurance claim or not.  Take a look at your policy to see what your deductible is.  Aside from the mitigation, a secondary covered cost the insurance company should cover is the reconstruction side of things.  Most likely some demolition will be done during the mitigation process.  A quick, rough rule of thumb is it will cost 2x's the amount of the mitigation.  You do not want to make a claim if you will be under your deductible as that will typically result in a zero claim.  Even if insurance is not used, it will be recorded and go against your insurance record.  After deciding to make a claim or not, it is time to get a reconstruction company lined up.  The mitigation company may be able to do this piece as well, or give a recommendation.  Your insurance company or a trusted recommendation from a friend or family can also be a solution.  If a claim is made, an insurance adjuster will be assigned to you.  Keep in close contact with the adjuster.  Most mitigation work will take between 3-5 days while the reconstruction piece can take a fair amount longer depending on the extent of rebuild and availability.

Reach out to SERVPRO of Southwest Dallas if a water event happens to you!  We are always here to help in whatever way we can.

The Complexities of Fire Remediation

9/20/2021 (Permalink)

Soot & Melting Coating on a Window Soot & Melting Coating on a Window

When a fire occurs in a building, structural charring is only one issue.  On occasion, a structural engineer will need to be called to determine if the building is safe to be in based on how weak the structure may have become.  Aside from the structural aspect, lots of demolition may need to be performed because materials are beyond being cleanable.

Smoke is very intrusive and not only will it affect the immediate area of the source but it will flow through the entire structure including the air ducts.  Often soot webs or tags will form due to materials like petroleum.  These can smudge easily and will need to be handled carefully.  How to clean depends on the type of materials that burned, the source, temperature to name a few.  Protein fires are different than dry material fires like wood and paper.

Another issue to be concerned with is odor.  Higher temperature fires will open pores in materials and allow soot particles to invade.  These pores will need to be opened up again in order to clean and deodorize.  Aside from the structure, another items to contend with is the contents in the structure like clothing, furniture, dishes, etc.  The type of material will determine how it is to be cleaned and deodorized.

Remediating a fire can be a very complex process, make sure you find a great fire remediation company like SERVPRO of Southwest Dallas that has the expertise, tools and equipment to get the job done correctly.

With every new business comes the business owner's dream of doing what they love and have always wanted to do.  As they say, expect the unexpected.  The road of entrepreneurship is filled with potholes, look out!

At any time, a pipe can burst or a fire can spark due to faulty wiring.  Do you know what you are going to do when something like this happens?  An ERP is an Emergency Ready Profile.  Planning for the unexpected will make things smoother when an incident does happen.  This will result in less time in a discontinued operation situation.

An ERP involves creating a list of emergency company contacts for a variety of issues as well as address and directions to building, listing pertinent building information such as utility shut offs and stairway/elevator access locations, knowledge of any hazardous materials on-site, etc.  Other things to think about, where will the emergency vehicles park?  What is the chain of command for your organization when it comes to an emergency?

Running a business is keeps a person busy enough, the last thing a business owner needs is to see their dream collapse because he or she is not ready for the unexpected.  Don't let your business grind to a screeching halt for an extended period of time, put an ERP in place now.  SERVPRO of Southwest Dallas can assist in getting this game plan together, reach out to us today!

Major Catastrophe Assistance - Few National Mitigations Can Provide the Help Needed

Flood at a Large Warehouse Flood at a large warehouse during the February 2021 Winter Storm

In February of 2021, a major winter weather event affected a wide swath of US unofficially called Winter Storm Uri.  States not accustomed to winter weather of this sort and of this duration like Texas were hit hard compounded by a power crisis resulting in electrical blackouts.  Something of this size caused major damage most notably with pipes that froze and burst.  This happened immediately and for months after as pipes were weakened. This was the costliest recorded natural disaster in the history of Texas.

In each local area, there were not enough specialty companies like plumbers and water mitigation companies to help the mountain of people needing help.  It is during this time that many "new" companies pop up overnight to take advantage of the situation and people in desperate help.  Many of these fly-by-night companies not only don't have the right tools to get things done and leave things often worse off but gouge trusting customers.

SERVPRO is a trusted, nationally recognized company with more than 1,700 locations across the US.  It is a time like this when we use the power of our numbers to come to the aid of people and companies in dire straights.  We have great relationships with just about every insurance company out there with numerous contracted national account agreements.  SERVPRO has been around for 50+ years and has the experience, knowledge and family like culture that makes us the choice when it comes to major disasters.

Common Causes of Water Damage

7/12/2021 (Permalink)

Hot Water Heaters Hot Water Heaters

There are a number of common issues that cause water damage in buildings.  Below are some of the causes and some fixes:

  • Probably the most common are broken pipes.  This often occurs due to age and sudden changes in weather, namely cold to hot.
  • Faulty household appliances like washers, dish washing machines, hot water heaters.  There are water pressure gauges & FloodStop systems that can be put in place to turn these off should something happen.
  • Clogged drains.  These should be cleaned regularly but it is a good idea to stay away from chemicals.  In the short run chemicals do the job, in the long run they can eat through piping.  Snaking the drain or calling a professional is your best bet.
  • Clogged gutters.  These can cause water to get diverted down a path that will flow inside the building.
  • Tree roots.  Make sure to monitor or remove trees that are growing next to your house.  Tree roots will often grown around pipes and over time can cause cracks.
  • Poor drainage.  We see this an awful lot in Texas where there are no basements, instead a crawlspace will get flooded.  Check your crawlspace when it rains. If there is standing water, there are some solutions but often an expert will need to be brought in.
  • New construction or a remodel.  Any type of construction leaves the door open for an issue to pop up whether that's an accidental nail through a pipe or a roof that wasn't sealed well.

We hope that you are able to avoid any water issues but if something should happen, SERVPRO of Southwest Dallas is here to help.

New Construction & Remodels - Be Initially Watchful

7/12/2021 (Permalink)

Thermal camera picture of wet carpet Thermal camera picture of wet carpet from a commercial construction new build

There is nothing like opening up a brand new building or getting back into a building that has had a fresh remodel recently completed.  These are exciting times but hold your breath a little while as there are a lot of moving parts for any type of construction from plumbing to electrical to drywall.  There are many opportunities for something small that was missed to blow up into a big issue. Nails errantly nailed into a pipe, roof not completely sealed, appliances not connected appropriately, drainage not designed correctly, etc.

Time will reveal most problems, usually sooner than later.  It is a good idea to closely monitor using all senses.  Visual inspections are the most obvious but be aware of any odd smells.  Additionally, listen close for any dripping or unfamiliar sounds.

A preventative measure worth looking into are leak detection and automatic water shut off systems that can help mitigate water damage if something should happen.

And another part of this initial breaking in period of new construction is having the appropriate contact names on hand.  This means not only having the general contractor's contact information but also the subcontractors' contact information along with a great mitigation company like SERVPRO of Southwest Dallas.  We hope none of these issues happen at your place of business but we are here to help if something should come your way.

Texas Crawlspace Dry Outs

5/12/2021 (Permalink)

Flooded Crawlspace After Heavy Rain Flooded Crawlspace After Heavy Rain

In Texas, we typically don't have basements.  This is due to several factors.  Soil can be damp or have clay in it which can expand and contract causing foundation issues.  Additionally, the water table and frost line are much shallower which doesn't give the depth in the ground for a basement.  Bedrock, which is found throughout a good portion of the state, also makes it expensive to dig through to build.

Without basements, houses in Texas are either built on a slab or pier and beam.  Pier and beam equates to many concrete/stone/wood piers that stick out of the ground with wood beams running across the top supporting the weight of the home. Pier and beam means you will have a crawlspace.

For a variety of reasons, crawlspaces can flood. Primarily we have found this is due to poor drainage around the house when it rains.  Often, older houses don't have good vapor barriers under the flooring which can allow moisture to seep under the floors and into the house. This may require extraction from the crawlspace followed by drying it out.  Special tools and processes like an indirect fired heater and pulling out wet air via ducting and axial fans can assist in this situation. It is also recommended to check the humidity in the living area to make sure elevated humidity does not cause secondary damage to walls, floors, personal items, etc.  Having a good water mitigation company at hand is key in these situations.

A mitigation company like SERVPRO of Southwest Dallas can help work through this issue but a permanent solution should be explored.  Some homes have built in trash pumps to pump out the water anytime it floods.  Other home owners may require more extensive work done such as putting in a new drainage system like French drains.

It's Cold Out There, Beware of Freezing Pipes!

2/12/2021 (Permalink)

Sink with pipes coming out of it. Older pipes coming out of a sink on an exterior facing wall

In Texas, we usually have mild winters with our coldest months being January and February.  It does not often fall below freezing at 32 degrees Fahrenheit, and when it occurs it typically doesn't happen for long. Because of this, most homes and buildings are not built with pipes that are well insulated or in warmer parts of the house.

When temperatures hit 20 degrees, you can really get into the danger zone with pipes bursting. This can happen with metal and PVC pipes.  Ice forms inside the pipe and creates a blockage.  When water freezes, it expands building up pressure from the blockage to the faucet. Eventually it is too much and the pipe cracks or ruptures sending water everywhere.

Solutions/Tips:

-Moving water has a hard time freezing and is why it is a good idea to keep water at a trickle during these cold weather times.  This does not mean you have to turn on every faucet, usually just pipes that have exposure to the cold weather like ones running along exterior walls.

-Add insulation to vulnerable pipes.

-Even if you will be gone, keep the building temperature at least 55 degrees.

-Open cabinet doors to allow warm air to circulate and reach pipes in these areas.

-Know where your area water shut-off and outside curb valves are located.

-Have the name of a good plumber on hand.

-Have the name of a good water mitigation company on hand.

At SERVPRO of Southwest Dallas, we are here to help with whatever emergency needs may arise such as a pipe bursting in wintertime.  Serving the DFW area, give us a call at 214-463-5880.

Residential Fire Odor Elimination

12/15/2020 (Permalink)

Kitchen Fire in Dallas Kitchen Fire - Soot on cabinets & ceiling

Unlike the massive blazes that make the local news, most Dallas home fires are small and usually contained to one area of the home, usually the kitchen. Even a small fire can leave behind some very troublesome soot residues and smoke odors.

Any fire odor in a home can make it very challenging to continue to reside in. At SERVPRO of Southwest Dallas, we understand that no amount of scented potpourri can eliminate a weak odor, let alone the pungent odors present after a house fire. That is why we use a multiple-stage process to remove, clean, and eliminate the source of the unpleasant odors.

Before cleaning any surface, one of our technicians will determine if an item is salvageable. We remove and dispose of any unsalvageable property caused by the fire. This first action eliminates most of the strong odors and helps our restoration crews determine the source of remaining odors and also provide a healthier environment for our employees, homeowners, and anyone else who may need to be onsite like insurance adjusters.

Next, SERVPRO of Southwest Dallas technicians use rubber sponges and a 2 step-chemical solution application to remove residual soot and odor from structural material items such the walls and ceiling.

The following step is to use Thermal Fogging & Ozone. The process uses a fogging device with a heating element to vaporize and dispense a liquid deodorant into the home. The deodorant particles bind to the odors, neutralizing them. The fog evaporates within a few hours and does not stain carpets or upholstered furniture.  The last step is to release O3 or ozone into the affected areas. Ozone is an unstable molecule and will break apart odor particles to recombine as a more stable particle which eliminates the odor.

If you have any lingering odors from a recent fire, they do not go away on their own. Texas Fire Statistics to Be Aware Of

Ceiling and Walls After a Kitchen Fire Ceiling and Walls After a Kitchen Fire in Oak Cliff

In Texas, a fire occurs almost every 7 minutes.

More than 40% of residential structure fires will have a cause that is unknown.

For every 1,000 residential structure fires, there are around 25 injuries and 6 fatalities.

Of the fatal residential, structure fires, around 25% did not have a smoke/fire detector system present.

People 65 years or older accounted for roughly 30% of these residential, structure fires.

We are thankful to have some brave individuals to help battle these traumatic events and take care of EMS/Life Support Services when they happen.  In Texas, more than 70% of our firefighters are volunteers.

At SERVPRO of Southwest Dallas, we can't compete with the job that our brave firefighters do. Our role is to be the essential next step in getting your life back in-order and back to normal.  Whether that is cleaning and/or tearing out affecting material or contents restoration, we are there to help anyway we can anywhere in the DFW area!

The Holiday Time of Year - And Time to be Careful

We are approaching the time of year where family and friends get together for holidays.  This year may be a little different due to everything going on in the world.  Wintertime brings on lots of time inside which means finding ways to stay warm. Here are some fire prevention tips to think about this holiday season:

  • Be conscious of leaving heaters plugged in when you leave a room, your home or go to sleep.  Consider buying heaters that have an automatic shut off for time or if tipped over.
  • Keep flammable items several feet away from heaters.
  • Make sure that the heater you are using is meant for inside.  Gas powered heaters need ventilation and generally are meant for the outside.
  • Do not use your oven or stove to heat your home.
  • Make sure your fireplace has a sturdy metal mesh or tempered glass shield....and that it is in place anytime there is a fire or even smoldering embers.
  • Try to refrain from using candles that have very little life left in them.
  • Each night during the winter, do a walk through of your home before bed to check on any potential fire hazards like the heaters, fireplaces and candles mentioned above.

No matter how careful we are, fires do happen.  SERVPRO of Southwest Dallas is here to help with your fire clean-up needs.

Specialized Tools for Water Damage to Take Service to the Next Level

Specialty Equipment Used for Water Losses - A Rover Specialty Equipment Used for Water Losses - A Rover

Water is a very intrusive thing.  Due to the nature of a commercial building, there are many, many potential sources of water damage.  With a lot of area to cover, it is important to accurately and quickly locate the extent of the water damage, and effectively remove the water in a timely manner.

One differentiating tool to use is a thermal camera.  With a quick scan a technician can locate and validate the water intrusion.  A typical moisture meter can take awhile if there is a lot of ground to cover.  In addition, a meter can be thrown off by the electrical wiring, pipes and metal studs often found in commercial buildings.

A second specialized piece of equipment is a weight-assisted, electrically propelled rover.  Most mitigation companies will use a wand to extract water on carpeted flooring. This can take a much longer time to cover the same area and will typically still not be nearly as effective.

At SERVPRO of Southwest Dallas, we use these latest tools/techniques among many others.  If you have a water damage issue in or around the Dallas-Fort Worth area give us a call at 214-463-5880.

Texas - Thunderstorm & Tornado Central

Aftermath of a house after a tornado touched down in Dallas Aftermath of a house after a tornado touched down in Dallas

Texas has the unlucky statistic of being the state with the most thunderstorms, and tornadoes that touch down. With these weather events you may get lightening, high winds, flash floods, and hail.  Texas is one of the few ill-fated states to get hail, with Oklahoma, Kansas and Missouri being the other targets.  For Texans, this can lead not only to property damage to your home and car, but to person loss of life and injury.  Here are a couple tips to help when these events occur:

Make sure you have surge protectors linked to all major electronics and appliances.

Think about installing high impact windows and wind shutters.

Consider installing several heavy bolt locks on outside doors.

If you have advanced notice of bad weather coming, either find a place inside for outside items like patio furniture or tie items down.  In addition, find a place to park your car inside.

Unfortunately, no matter the preparation, these events will cause damage, we can only hope to minimize it.  Please call SERVPRO of Southwest Dallas to help with any of your storm related damage at 214-463-5880.

We like to assume that when it comes to accidents happening in the workplace that things will be status quo and nothing will interrupt our daily business routine. Unfortunately, bad wiring, rusted pipes, broken or loose fittings, long time unused sinks & bathrooms, sudden changes in weather, etc can all cause issues that seem to come out of the blue.  Inevitably things will always happen, it's just a matter of time.  This is why it is important to have a plan and the appropriate contacts in place when something does happen.  Brainstorm situations and take the time to write down your processes for these various scenarios.  The next step is to find reliable emergency response teams that can fill these roles.  At SERVPRO of Southwest Dallas, we serve a number of commercial building owners, managers, and tenants including large office buildings, condominium complexes, apartment complexes, etc.  For these clients, we are the emergency contact for numerous services including water, fire, and sewage losses in addition to bio-hazard clean-up and COVID-19 disinfecting services.  Add SERVPRO of Southwest Dallas to your Emergency Readiness Plan today!

Specialized Tools for Fires to Take Service to the Next Level

Specialty Equipment Used for Fire Losses Specialty Equipment Used for Fire Losses

There are many things that separate companies in any industry: communication, response time, professionalism, knowledge and efficiency.  While most of these depend on the characteristics of the team providing the service, a large part of the efficiency relates to the tools to get the job done.

In a fire, you will usually be dealing with a heavy odor from the smoke.  Aside from the standard process of cleaning up the soot, a thermal fogger, an ozone machine, a hydroxyl generator, and carbon filter may be needed.

A thermal fogger heats up a liquid solution to a temperature hot enough to morph into a fog.  This is distributed to all affected areas, binding to the smoke particles to neutralize the odor.

An ozone generator functions in a similar fashion.  Ozone (O3) works at the molecular level by breaking apart the odor molecules and recombining with them to form a more stable molecule which in turn neutralizes the odor.

Hydroxyl generators work by using UV light to sanitize and deodorize a structure.  These can be used if residents of the structure are not able to fully vacate the premises during remediation.

Another unique tool is a carbon filter which resides inside an air scrubber. With this special filter, the air scrubber will not only help clean the air but can substantially capture the odor before returning clean air.

These are just some of the advanced tools we use at SERVPRO of Southwest Dallas to efficiently and effectively mitigate fire losses.  Give us a call to help with any fire damage you may encounter!

Old Water Heater Water Heater issue in South Dallas

Most people in United States have water heaters with a tank.  There are a number of people that have made the switch to tankless water heaters for a variety of reasons but most have not due to the added cost.  75% of tank water heaters will fail before the 12 year mark. If you are lucky enough to have your water heater approach the 10 mark, it may be time to change it out as a precautionary measure.

Washing machine supply lines typically have issues on average around the 9 year mark.  As a preventative measure, have a plumber look at the supply lines and replace parts as necessary.

These are the statistics on average, of course things will happen before some of these timelines are met.  SERVPRO of Southwest Dallas is here to help with any water mitigation damage needs that may arise in your home or commercial building.

An Annual Routine to Start for the Fall Season

Overgrown Trees Around a House Overgrown Trees Around a House and Power Lines In Oak Cliff area of Dallas

We are in the middle of storm season in North Texas, that means lots of big swings from one day to the next with temperature and rain.  Storms can create a lot of debris which can supply the perfect environment for further damage.  Leaves can fall in gutters blocking the path for water to escape safely, instead finding a pathway into your house or down the side of your house.  Rotting leaves can also be a great environment for pests to thrive and create damage to your home allowing a path for the outside environment to intrude the inside.  Dry leaves can also be the perfect kindling to ignite or continue a fire.  Make sure to check your gutters every 2-4 weeks during storm season. Additionally, tree branches can blow onto roofs or get tangled in telephone wires.  Make it a habit to trim branches back and analyze any tree movement after big storms.

If you need assistance with storm damage, give SERVPRO of Southwest Dallas a call.

The Wild Weather of Texas

9/30/2020 (Permalink)

The weather in Texas is anything but routine.  One day it is extreme heat, the next it feels cool and rainy for extended periods of time.  We often get hurricanes with a couple tornadoes mixed in here and there throughout the year.  What is the cause of this?  Texas is a very large land mass with a big mix of climates, a mixture of things goes into creating this wild weather.  One is the fairly close distance to the equator.  Texas ranges from around 26-37 degrees latitude. 90 degrees represent the ends at the poles.  A second reason is the proximity to water with the Gulf of Mexico being a border.  These first 2 items account for the heat, humidity and winds, the other element in this concoction is cold air brought down from Canada. While we mostly enjoy the warmer weather in Texas, as the Boy Scouts say, Always Be Prepared!

If this weather causes any storm damage, give SERVPRO of Southwest Dallas a call!

Water Damage - Crawl Spaces

8/15/2020 (Permalink)

Crawl Space Water Damage Mitigation in a Crawl Space

Crawl spaces that sustain water damage in the Dallas Fort Worth (DFW) area can be a difficult situation due to the lack of access to the confined area, the potential for contaminants that may reside in crawl space, and the potential for secondary damage to the main floor of the residence.  When excess moisture or even standing water is in the crawl space due to flooding or a leak, the moisture can have a tendency to migrate to the living area of the house and cause water damage there as well, even if the water never directly touched the main floor.  The first step is to extract any standing water from the crawl space.  Once the water has been extracted, drying equipment, such as commercial dehumidifiers, air movers, and sometimes even portable furnaces, should be set up in order to pull the excess moisture from the affected areas and stabilize the area before additional damages, such as mold or rotting, can occur.  It is also important to note that the equipment needs to be set up properly so as to not contaminate the living area of your residence with contagions from the crawl space.  If you suspect water damage in your crawl space, call the experienced professionals today!

Water Damage Restoration in DFW

Water Damage Restoration Services by SERVPRO for Southwest Dallas

Water damage can be a result of several different types of losses for DFW properties, both residential and commercial. A broken pipe or appliance failure might be the first types of issues that come to mind. Storms and flooding can also bring damage to a property that requires mitigation, including biohazard-level treatments. Even destruction from a fire can include massive amounts of additional issues from the water used to extinguish the fire. When improperly cleaned, water loss can lead to the growth of mold colonies, which require professional remediation.

The type of water damage in the property matters as it affects everything from the kind of cleaning solutions needed to whether our technicians require additional protective gear to come into contact with it. The categories for water cleanup types are category one clean water, category two gray water, and category three black water, which carries a rating as a biohazard.

Cleaning up disasters that occur with residential and commercial properties requires equal parts of compassion, experience, and skill. When SERVPRO of Southwest Dallas technicians come onto a site to mitigate fire, water, or other damage of any type, we know it is likely one of the worst days of the property owner's life, and we empathize and attempt to make the remediation process as stress-free as possible. Our goal is always to restore rather than replace whenever possible, which helps reduce the amount spent on replacing damaged building materials or belongings. Time is of the essence, and We're Faster To Any Size Disaster.

The skills that each SERVPRO of Southwest Dallas technician acquires begins with the extensive and ongoing training they receive before ever setting foot onto a job site. We set up numerous scenarios for fire, water, storm, and mold damage for the technicians to learn the best practices for restoration and cleaning for every type of potential job they may find themselves on.

Along with hands-on training, our technicians pursue numerous certifications in the restoration industry as per the guidelines of the Institute of Inspection, Cleaning and Restoration Certification (IICRC.) SERVPRO of Southwest Dallas employees participate in ongoing in-house training, which starts with the ECTP-employee certification training program and continues as methods of restoration continue to advance. We utilize state-of-the-art moisture detection equipment including probes, and thermal imaging to detect anywhere water migrates in a commercial or residential property so effective removal of any elevated moisture occurs during remediation.

An essential certification that SERVPRO of Southwest Dallas employees receive is for Water Damage Restoration Technician (WRT) and much of our specialized equipment assists in the mitigation of water damage. Portable extractors are one of the most frequently used items in our restoration arsenal. They quickly pull up large amounts of water, and when needed, we add weighted extractor wands, so the water absorbed into carpet and padding can be extracted and resulting in the saving of the carpeting in clean water spills, rather than have it counted as a loss. Another type of weighted extractor that we use frequently is the highly maneuverable Rover. This stand-on vacuum uses the weight of our certified Carpet Cleaning Technicians (CCT) to push water up and out where it is then collected and removed from the flooring.

Dallas locals are no strangers to wild weather. The intense storms that roll through this area of Texas bring damages such as tree limbs through windows. High winds peeling shingles which lets rain leak in through a compromised roof or flash floods causing groundwater to enter a home are all water loss events that require professional cleaning and restoration to minimize damages to the structure and contents. The more quickly water extraction happens, the faster cleaning and water damage restoration efforts take place, which saves more articles from being counted as a loss. Our employees perform preventative measures on arrival, such as tarping over damaged roofs or putting barriers over broken windows until they can be repaired to stop any further water from entering the property.

SERVPRO of Southwest Dallas employees complete training and certification for Fire and Smoke Damage Restoration Tech (FSRT), and a crucial part of this training is the removal of water before it causes secondary damage after a fire. After extraction of as much moisture as possible, the drying phase of the restoration process begins.

In the case of both water and fire loss, SERVPRO technicians may find the property requires controlled demolition techniques such as flood cuts. When this is necessary, our technician carefully cuts away, sheetrock above the waterline,  to encourage a significant amount of airflow within wall cavities for faster drying. This attention to detail can also significantly reduce reconstructions costs.

Drying a commercial or residential Big D property after a water loss is more than setting up fans to blow on wet surfaces. Our Applied Structural Drying Technicians (ASD) spend time setting up our air movers at specific angles to bank air throughout the affected areas to drive embedded moisture to the surface where strategically placed dehumidifiers capture and port away moisture allowing progressively drier air to cycle in the areas that are drying. We have specialized drying equipment such as drying mats to use in the restoration of wet hardwood flooring which can be restored on a case by case basis.

Once SERVPRO of Southwest Dallas technicians confirm drying goals are met, they move on to complete the cleaning and disinfection of all surfaces. This step is to inhibit the growth of mold and eliminate odors that water can leave behind. If the type of water loss is gray or black water, our technicians may find the situation requires stronger odor control methods.

Mold growth is a particular focus before, during, and after cleanup of water damage. Because spores can set up home as fast as 48 hours and Dallas has year-round humidity levels in the optimal range that encourages mold growth, the expedited extraction and lowering of humidity in the structure needs to occur as timely as possible after a water-damaging event. If we find mold in the structure, our employees hold a certification as an Applied Microbial Remediation Technician (AMRT) and have the expertise and equipment to perform mold remediation on all types of structures.

No one wants a reminder of that time they dealt with water damage in their home, yet odors left behind can do just that. Often cleaning and disinfection are enough to remove foul odors. In cases where it is not, our Odor Control Technicians (OCT) deploy different methods and equipment to neutralize odors at the molecular level. The assortment of hydroxyl generators, ozone machines, ULV ultra-low volume foggers, and deodorizing gels and pellets are always at the ready stored at our facility and on our Green Fleet of vehicles.

SERVPRO of Southwest Dallas at (214) 463-5880 is available 24/7 to clean up and restore any size water damage to your property and make it, "Like it never even happened."

After the Cat 3 water has been removed, the problem is not yet mitigated however.  Additional steps to remove porous materials, apply antimicrobial agents, clean the affected areas, and decontaminate with additional equipment is necessary.  Equipment like HEPA air scrubbers, ozone machines, and hydroxyl machines are typically used to remove contaminants and dissipate odors.  In addition, it is always recommended that the workers taking on these unenviable tasks wear the proper protective equipment, such as respirators and Tyvek suits.  Don't take this monumental task on alone!  Contact us for any water or sewage, fire, mold, or commercial cleaning needs. 24/7/365.

Water Damage - Are Flood Cuts Necessary?

2/9/2020 (Permalink)

Drying equipment for water damage in Dallas Drying equipment being used to remediate water damage in South Dallas.

SERVPRO of Southwest Dallas has been repeatedly called to water damaged homes and businesses where other restoration companies told the owners that flood cuts and major demolition is necessary, but we deemed that course of action unnecessary.  This is certainly concerning, because while sometimes it is necessary to remove affected materials, especially when they have degraded or been affected by Category 3 water like sewage.  However, our certified professionals regularly dry areas that have been affected by water using our state of the art equipment and techniques while performing very limited demolition or flood cuts.  This helps to keep the costs down, speeds up the process, and causes as little interruption to the homeowner's life or business as possible.  Call SERVPRO of Southwest Dallas first for the best water damage restoration team around.

A Thanksgiving Place Setting Have A Safe Holiday Season!

In November, we begin to celebrate the holiday season with the Thanksgiving holiday.  The National Fire Protection Association (NFPA) offers us kitchen safety tips.  The top ten safety tips are:

    • “Stay in the kitchen when you are cooking on the stovetop so you can keep an eye on the food.
    • Stay in the home when cooking your turkey, and check on it frequently.
    • Keep children away from the stove. The stove will be hot and kids should stay three feet away.
    • Make sure kids stay away from hot food and liquids. The steam or splash from vegetables, gravy or coffee could cause serious burns.
    • Keep knives out of the reach of children.
    • Be sure electric cords from an electric knife, coffee maker, plate warmer or mixer are not dangling off the counter within easy reach of a child.
    • Keep matches and utility lighters out of the reach of children — up high in a locked cabinet.
    • Never leave children alone in a room with a lit candle.
    • Keep the floor clear so you don’t trip over kids, toys, pocketbooks or bags.
    • Make sure your smoke alarms are working. Test them by pushing the test button.”

At SERVPRO of Southwest Dallas, we wish you the safest and best holiday season!

Fall Clean Up Is Important For The Safety Of Your Home

10/6/2019 (Permalink)

A Residential Gutter Filled With Leaves Fall Is the Time To Clean Up Outdoors And Get Ready For The Winter

As fall leaves begin to fly and temperatures begin to fall, it is essential to make sure that your fall clean-up starts, so they do not make way to future disasters. Enlist the help of your entire family and make it fun.

Check weather stripping and caulking around doors. Cracks and missing stripping can cause heat loss and allow the fall and winter weather to intrude into your home. This can cause damage to your windows, doors, and floors. Make sure that the proper repairs and replacements are made.

Check and clean your gutters and downspouts. When they become clogged or loose, they can create water damage in and around your home.

Patio furniture should be cleaned covered or stored away, so it remains in tip-top condition for next spring and summer

Garden hoses should be drained and unsecured from outdoor water spickets. This will prevent the hose and the outdoor water source from freezing thus potentially causing pipes to burst and creating a water disaster

Check out exterior paint. Does your home need a touch-up? Cooler weather allows you to complete any outdoor painting activities.

If you have a swimming pool, it is time to close it for the season.

Busy schedules sometimes give way to the opportunity to season proof your home. Should you forget and be faced with a flood, water, or fire emergency, contact SERVPRO of Southwest Dallas (214) 463-5880. We are here to serve the communities of the Greater Dallas Area, including Dallas, Oak Cliff, Kessler, Cockrell Hill, the Bishop Arts District, and Wynnewood.

9/11/2019 (Permalink)

A Large Tornado In Texas With Lightning! Understand the difference between a severe thunderstorm watch and warning.

So, exactly what is the difference between a Severe Thunderstorms Watch and Severe Thunderstorm Warning.  Let’s test our knowledge.

Get Prepared when there is a Severe Thunderstorm Watch.  This means that severe thunderstorms are possible in and near the watch area.  It is important to stay informed and be prepared to act if a severe thunderstorm warning is issued by the national weather service.  Typically, a watch area covers several counties and states.

Take Action when a Severe Thunderstorm Warning is issued.  Radar or spotters have reported that there is severe weather.  These warnings are not to be taken lightly.  There could be an imminent danger to life and property.  Take shelter immediately.  Leave mobile homes. They can blow over easily in high winds.  It is important to understand that warning typically cover a smaller area like a city or town.  The area may be impacted by large hail or damaging winds that have been identified by a national weather service forecaster on radar or a trained spotter or law enforcement official who is watching the storm.

At SERVPRO of Southwest Dallas, your safety is our first concern.  In the event, that you need storm clean up assistance after a storm large or small.  Call us (214) 463-5880 for 24/7 emergency service.  We can help with any severe storm damage and board up service.

How To Use A Fire Extinguisher Properly!

7/23/2019 (Permalink)

A Bright Red Fire Extinguisher Mounted On A White Wall Residential Fire Extinguisher

Fire extinguishers cannot only save lives, but it can protect your home as well.  First, you must store your home fire extinguisher where children cannot reach them.  Next, do not place them near stoves, heating appliances, or behind draperies. An optimal location is near one of your doors going to the outside of your home.

Make sure that you are using the proper technique established by OSHA.  It is called the P.A.S.S. method.

  1. PULL... Pull the pin. This will also break the tamper seal.
  2. AIM... Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire.

NOTE: Do not touch the plastic discharge horn on CO2 extinguishers, it gets very cold and may damage your skin.

  1. SQUEEZE... Squeeze the handle to release the extinguishing agent.
  2. SWEEP... Sweep from side to side at the base of the fire until it appears to be out. Watch the area. If the fire re-ignites, repeat steps 2 - 4.

Water Damage, Flooding and Restoration

7/22/2019 (Permalink)

Flood Waters Flowing In A Downtown Area With Ducks Floating Near By Storm Damage and Flood Waters Beware!

SERVPRO of Southwest Dallas is ready to assist you with any of your water, flood or fire restoration needs.  To ensure the safety of your home, it is best to be proactive.  Doing so will lessen the severity of water damage or flood damage.

The best prevention of water or flood damage is the inspection and maintenance of the most common causes in your home.  Here are a few suggestions to help reduce the potential for damage.

  • Visible hoses and pipes in your home should be inspected regularly, like, dishwashers, washing machines, refrigerators, and ice makers.  Unfortunately, all of these types of appliances have hoses and pipes that in time will wear out.
  • Know where the water main to your home is located.  Make sure the main valve is in good working condition.  Should you have an appliance flood or pipe flood in your home, one of the first things that you will need to do is shut off the water to your home, so more damage is not caused.  Thus, you do not want a faulty main value since that could mean serious disaster.
  • If there is a sump pump in your home, check it regularly.  If it is broken or the battery backup is not working, it will be too late when you have a flood.
  • Routinely check your gutters, roof, and the slope of your yard.  During monsoon season or rainy season, clogged gutters are a recipe for disaster.  Make sure that they are cleaned and clear of any debris.
  • Make sure that the slope of your yard moves water away from your home rather than toward the foundation.
  • Check for roof leaks in the attic.  Don’t let them go unattended.  Doing so could cause leaks not just in the attic area but throughout your home.  Left unattended mold can result.
  • Keep an eye on your water bill.  If you notice an unexplained increase, you may have a leak inside or outside of your home.  Call a professional plumber to take a look.

Should you encounter a flood disaster of any kind, call SERVPRO of Southwest Dallas (214) 463-5880.  Our professionally trained team is available to help 24/7 providing fast emergency service, day or night!

With an establishment in the food and beverage industry, you have added levels of concern involved in the recovery of your business after water damage spreads through the area. There are many ways that your staff and the custodial team can get this situation under control if they act quickly before the damage becomes too severe.

As much as many business owners have trusted our SERVPRO professionals to help overcome water damage to Oak Cliff buildings in the past, the full measure of our expertise and resources is not always necessary for smaller scale water emergencies. The first step, as with any loss incident of this variety, is to determine the source and work to stop the flow of water to this breach or vulnerability until the appropriately qualified repair personnel can arrive to complete this task.

The focus now is on getting the restaurant dry so that you can avert a more damaging condition like mold or microbial growth, which can become very damaging to both your reputation and standing with the health department. Mold does not thrive in dry locations, meaning that getting the work started to clear out moisture and dampness is imperative. While you might not have the commercial grade drying and recovery equipment available to our SERVPRO team at your disposal, there are machines that you can rent that can help you to make this task more effective when dealing with water damage.

From local home improvement and hardware locations, you can often find a selection of:

Air movers and drying fans
Dehumidification units
Extraction tools

Depending on the situation in your restaurant, different tools and equipment might be necessary to get the building dried out. You can trust our SERVPRO of Southwest Dallas team to arrive quickly to help if the situation gets out of control or you need a second look at your recovery efforts. Give us a call anytime at (214) 463-5880.

Flood Damage Removal And Remediation In Dallas

7/7/2019 (Permalink)

Let SERVPRO extract all your flood damage fears.

We can put you at ease.

With Joe Pool and Mountain Creek Lakes right in the city limits, Dallas residents can be very familiar with flooding in their area. Depending on the storm that causes the lakes to break their banks, water in homes can cover the garage floor, or find its way into every room in the house.

Remediating and removing Dallas flood damage takes a professional service with the best equipment available. SERVPRO response teams train extensively to extract and detect water, deodorize and dry the home, and dispose of the property too damaged for repair.

After a flood, team members use Extraction equipment to draw out all visible floodwater and any amount trapped in carpets and wood floors. They use industrial-grade pumps for levels more than two inches high and smaller devices designed for removing surface water and drawing it from carpets and between floorboards.

Not all floodwater is visible, however. Technicians use Detection equipment to find floodwater underneath floors and behind walls. Moisture meters can detect any levels above normal for the inside of a home and pinpoint the location. Once identified, team members lift floorboards to access water in the sub-floor. They also remove floor trim and drill a hole into affected drywall panels to allow water to drain.

To speed up the evaporation process, SERVPRO technicians install Air Moving and Dehumidification equipment. The air movers generate warm, dry air team members can direct into the sub-floor and behind walls which forces moisture out. To capture and remove it, they use dehumidifiers that can pull up from the air up to 25 gallons every 24 hours, depending on the moisture level.

Since floodwater contains dirt and other contaminants, it also contains odors that technicians use Deodorization equipment and chemical agents to remove. Technicians have access to spray pumps to treat affected surfaces directly, and foggers and ozone machines to create particles clouds to eliminate odors where they deeply penetrated wood framing and other property.

Removing and remediating flood damage and can take time, but the savings in property not replaced can add up to thousands of dollars. SERVPRO of Southwest Dallas is proud to help local homeowners and in towns like Cockrell Hill, Kessler, and Oak Cliff put their homes back together and ready for occupation once again. If you need our services, call (214) 463-5880 today.

Professional Assistance Calms Nerves After Fire Damage In Dallas

Dealing with the aftermath of a fire incident can be a nerve-wracking experience. In addition to the financial or sentimental loss, one faces, several tasks must also be carried out to restore the property to its preloss state. Some of the common ones include removing the debris left over from the fire, rebuilding damaged areas and refinishing surfaces affected by flames or smoke. We offer professional restoration of fire damage in Dallas to help reduce the stress you face.

When everything is covered in soot, it is easy to assume the incident leading to fire damage in Dallas is more severe than it is. There is a need to separate items based on the extent of damages to get a clearer picture of the damage level. Our SERVPRO technicians separate the affected contents into salvageable, unsalvageable, and questionable categories. Such categorization not only helps establish the level of damage but also eases restoration.

Soot and other smoke residues can penetrate beyond the surface of a material. Such materials may seem damaged beyond repair, but with proper cleaning, it might be possible to save the materials. Cleaning helps reduce costs compared to replacing or refinishing. Our SERVPRO technicians rely on sophisticated equipment and cleaning methods to deal with stubborn areas. For example, we use soda blasting which helps clean damage such as slight scorching of surfaces or heavy residue deposit “Like it never even happened.”

Sometimes fire may breach the roof or walls of the affected house, creating a chance for further damage to the contents and materials inside the home. Repairing the breached areas immediately might not be possible, and moving items might be too tedious. Our SERVPRO technicians help by boarding up the property and installing roof tarps to keep out weather elements and rodents. Alternatively, we can also move out contents for storage in safe warehouses. We keep proper records and note the location of every item so that we can return them to the same spot after restoration.

You should not lose hope when fire ruins your property. Call SERVPRO of Southwest Dallas at (214) 463-5880, and we can help you deal with the complicated restoration process. We are available 24/7.

SERVPRO Helps Alleviate Post-Vacation Water Damage In Dallas Home

The two areas in the home most likely to suffer water damage in a Dallas home are the kitchen and bathroom. If the spill gets cleaned up quickly, it limits the amount of loss to the house; the real problem happens when an amount of time passes between the event and the cleanup.

SERVPRO answered a call from a Dallas homeowner to mitigate water damage in a kitchen from a leak under the sink. The family had left on Friday and come home on Sunday night to this scenario. They were unsure how long the water had been flowing into the room, but they had placed towels in the floor and attempted to mop up all they could. On the advice of their insurance adjuster, since it was a sudden pipe break, they contacted us for water extraction and cleanup.

Since the water could have been standing in the room for up to 48 hours, we did not treat this spill as a clean water spill because the more time that elapses between the water loss event and cleanup efforts give bacteria and mold time to set up home. Our technicians treat the water as contaminated during mitigation by wearing protective clothing and using antibacterial solutions in areas they are working.

We scoped the room to determine the areas of water migration. This action involved removing the baseboards and drilling drying holes inside the back of the cabinets to allow the water to drain so a more substantial amount of air could reach within the wall cavities and speed the drying process. The homeowner was relieved to find out through our moisture detection equipment that water did not breach the subflooring.

SERVPRO techs removed the breakfast table and chairs for drying and cleaning in another area of the home. After drying the kitchen, we thoroughly cleaned and sanitized the room to ensure it was disinfected and inhibit the growth of mold.

SERVPRO of Southwest Dallas stands ready to mitigate water damage to your home from any source. Our certified technicians are available 24-hours by calling (214) 463-5880, and we can make your water loss “Like it never even happened.”

Southwest Dallas Homeowners Count on SERVPRO for Water Loss Mitigation

6/12/2019 (Permalink)

Water Damage Restoration Services by SERVPRO for Southwest Dallas

Water damage can be a part of several different types of losses for Dallas properties, both residential and commercial.

The skills that each Dallas SERVPRO technician acquires begins with the extensive and ongoing training they receive before ever setting foot onto a job site.

SERVPRO Saves Carpet from Water Damage in Dallas

We know there are many ways water damage can affect a home in Big D. The two most common areas in the house where water loss occurs is in the kitchen and bathroom, however there can always be unusual circumstances.

A homeowner in Dallas with a water damage emergency contacted our SERVPRO location. He was widening a room in his home and accidentally hit a supply line as he removed sheetrock, resulting in a large amount of water spewing in the living room before he shut off the water.

Why SERVPRO? Our technicians have the training and equipment to handle any kind of damage from water in a home. We stay on top of the latest advances in the restoration industry so we can assist property owners in saving water loss items rather than replacing at extra cost.

When we arrived, we scoped and found the water loss localized to a single area in the living room where the pipe break occurred. We moved the furnishings out of the room and used weighted extractors on the carpeting to push as much water out of the padding as possible.

Once we extracted the maximum amount of water, we set up air movers and dehumidification equipment to dry the wall cavity and carpeting. The air movers were set up to direct air inside the wall cavity. For the carpeting, it is essential that the padding is thoroughly dried to avoid secondary issues such as foul odors or mold.

We used a technique called "tenting" to dry both the carpet and padding at the same time by lifting the sides, and we positioned one of our air movers to direct airflow over the padding and under the carpet while we positioned a separate air mover to blow air over the top of the carpet. This application forces any embedded moisture to rise where our dehumidifiers collect it.

Once dry, we confirmed with our detection equipment there were no elevated moisture pockets left within the room. Our technicians disinfected the room as another layer of protection against both mold and odors.

No matter if your water damage is large or small, SERVPRO of Southwest Dallas at (214) 463-5880 is ready 24/7 to mitigate your water loss, so it is "Like it never even happened."

When Flood Causes Damage to Your Home, SERVPRO Offers Big Solutions

5/20/2019 (Permalink)

We have what it takes to clean up the damage and restore your home "Like it never even happened."

Small Amount of Flood Damage, Large Odor in Dallas Home

Big D is no stranger to wild weather that results in flood damage. Unfortunately, the intense storms that happen year-round in this area of the country are the cause of small-scale flooding in homes.

Flood damage to a Dallas home should be professionally cleaned up. This type of water intrusion known as a category three black water, a designation that indicates water that is unhealthy for humans to touch or be around. Once cleaned up, the property requires disinfection for safe habitation.

When the water intrusion into the home is small in scale and does not affect much square footage, many homeowners wipe up the water and move on with life. However, water migrates quickly and can penetrate porous objects and wick into sheetrock and behind baseboards rapidly. Weeks, later if the moisture remains in these areas, it looks dry, but secondary issues such as mold, and foul odors become issues.

SERVPRO technicians answered an emergency call to come to a local home that experienced flooding in back entryway three weeks prior. The homeowner had cleaned up the water and assumed it was dry, but a musty odor appeared within the first week and continued to grow day by day and covering up the scent with plug-in deodorizers had not worked.

Our probes and thermal imaging equipment found the baseboards and subflooring had elevated levels of moisture. The area was small, but the odor was significant. We removed the baseboards to let adequate airflow into the damp wall cavity, and used mats hooked up to a suction device to thoroughly dry the subflooring. Lowering moisture below 45% humidity also inhibits the growth of mold, and that is why our technicians take readings during and after the drying process. Afterward, we hand-cleaned all surfaces with our proprietary disinfectants, and the homeowner found no remaining odors after our team completed the cleanup and odor control measures on the room.

SERVPRO of Southwest Dallas proudly serves the area mitigating water loss from flood damage to your home. We are available 24/7 to come to your location no matter if it is a large or small issue because We're Faster to Any Size Disaster. (214) 463-5880

Common Water Damage Problems For Dallas Offices That SERVPRO Can Fix

One of the most pressing problems for our nationwide corporate clients with water damage in their offices is minimal interference with daily operations from our crews. While some large-scale damages like floods might shut down an entire area or floor of a building at once, most of our work involves localized and minimally intrusive solutions for common water damage issues in office buildings. Here are several common issues we come across, and how we take steps to stay out of the way when we handle them.

Leaks
Leaks constitute a majority of the water damage calls we get from Dallas offices because they are both hard to predict and time-sensitive issues. SERVPRO responds Faster to Any Size Disaster, even small leaks that might seem unimportant and minimally intrusive to your daily business. However, without a fast reaction to the problem, a small leak could cause hundreds or thousands of dollars worth of damages. We come in shortly after your call to identify the source of the leak, cut it off, apply localized drying processes to the area, and clean up any visible damages we can identify. This entire process can often happen within just a few hours of your initial call.

Small Floods
A busted faucet or malfunctioning break room appliance can cause a small flood in part of the building before you have a chance to shut off the water. While these issues do typically require the help of a certified damage mitigation company like SERVPRO to stop mold growth and other complications from happening, we take care to cordon off only the affected areas while drying any remaining moisture out.

Sprinklers
Whether for a real fire or an accident, sprinklers going off in your office can sometimes cause severe damages. Depending on how long the sprinklers were activated for and what parts of the building they soaked, we may need to implement more intensive drying solutions such as heavy-duty air movers and dehumidifiers. If the damage is light, however, we may not even need to interrupt a workday to do our job.

SERVPRO of Southwest Dallas has years of experience helping corporate clients overcome everything from day-to-day maintenance and leaks to large-scale flooding and storm damage. Call us 24/7 at (214) 463-5880.

SERVPRO - Eliminating Fire Odors In Dallas Homes

Unlike the massive blazes that make the six o’clock news, most Dallas home fires are small and usually contained to one area of the home. Residential extinguishers are easy to operate, and our fire department performs great work to protect area homes every day. Even a small fire can leave behind some very unpleasant smoke residues and odors, however.

Any fire odor in a Dallas home can make it unpleasant enough for occupation. At SERVPRO, we understand that no amount of scented potpourri or a roomful of fans can eliminate a weak odor, let alone the multiple odors present after a house fire. That is why we use multiple-phase odor control to remove, clean, and eliminate the source of the unpleasant odors.

Before cleaning any surface, one of our inspectors determines if an item is salvageable. We remove any property scorched or otherwise physically damaged by the fire for disposal. This first action eliminates many odors and helps our restoration crews determine the source of remaining odors and also provide a healthier environment for our employees, homeowners, and anyone else who may need to be there like insurance adjusters.

Now, SERVPRO technicians use Chemical Containment to stop odor molecules from evaporating off affected surfaces and into the air. They accomplish this phase by spraying a deodorizer directly onto a surface with smoke residues. The spray serves as a counteragent that forms a barrier to slow or eliminate evaporation.

Next, they use Vapor Odor Control to eliminate odors already in the surrounding air. Technicians use counteractant pellets to release deodorizing vapors into the home which counteract the odors, eliminating them.

If these actions do not eliminate the odors, our personnel use Thermal Fogging. The process uses a fogging device with a heating element to vaporize and dispense a liquid deodorant into the home. The deodorizing particles are the same size as the original odors so that they can penetrate as deeply. That allows them to bond with the odors, neutralizing them completely. The fog evaporates within a few hours and does not stain carpets or upholstered furniture.

If you have any lingering odors from a recent fire, they do not go away on their own. Our goal at SERVPRO of Southwest Dallas is to eliminate every unpleasant odor in area homes, so the owners can put the fire behind them and move forward. Call us at (214) 463-5880 today to schedule a service call and see what we can do for you.

We Can Restore Your Water Damaged Dallas Kitchen To Pre-Damage Condition

Water Damage Restoration In Your Dallas Kitchen

Some plumbing leaks in your Dallas home develop in areas which are easily noticeable, like the bathroom floor by the toilet or the area around the faucet. However, other leaks are much less recognizable. One place that is more difficult to see a leak is underneath your kitchen sink. These types of leaks can go unnoticed for a long time, and by then you have a good deal of damage.

You may open your cabinet underneath the kitchen sink in your home several times a day, but never more than a few seconds at a time and a leak is the last thing on your mind. By the time you do discover a leak and water damage in your Dallas home, the cabinet can already have sustained quite a bit of damage, plus there could even be mold growth. SERVPRO is always ready to help you when you discover a water damage emergency with our expertise and professional tools.

There are several plumbing components under your sink which can assist in developing a leak. Your water supply lines and valves are one such culprit. Unlike other parts under the sink, these parts are under pressure at all times. If a connection gets loose or there is a puncture in a water line, water leaks under your sink even when the faucet isn’t on.

Drying walls and floors under or behind cabinetry can sometimes be difficult. Walls behind cabinets can take longer to dry with the different layers of cabinet backing and drywall. If needed, SERVPRO techs may need to drill holes in the cabinet back to allow for air circulation. Forgetting underneath the cabinet, we may need to remove the toe kick and treat it with the appropriate biocide and utilize a vent system so dry air can be forced into the cavity. After the area is dry, we can replace this piece of the cabinet.

Leaks can also develop if you have a handheld sprayer attached to the kitchen sink. The water line for this can crack, and when the leak is low enough on the line, water drips into your cabinet below. Over time, your drain pipes can also develop a leak if they have corroded. Lastly, if the P-trap under your sink becomes clogged, it can cause water to build up to your drains and create a leak.

SERVPRO of Southwest Dallas can assist you in restoring your kitchen in Cockrell Hills, Kessler, or Oak Cliff when your sink has a water leak. Once you realize there is an issue, call us at (214) 463-5880 so we can quickly come and help you get everything back in order.

SERVPRO Brings the Experience, Expertise, & Equipment to Water Damage Emergencies!

Moisture Meter Moisture meters can detect areas of excess moisture not perceptible to the naked eye.

Why Controlling Microbial Growth is Essential to Water Cleanup in your Dallas Home

A thorough remediation service is one that does not require repeat visits to the property weeks or months after initial service. The presence of moisture is a contributing factor to microbial growth which can cause further damages in the home. Controlling microbial growth and drying a structure completely requires professional expertise as well as advanced remediation equipment.

Our IICRC certified technicians provide water cleanup in Dallas homes. Our service offers a two-stage procedure to both remediate the immediate concerns and potential secondary damages. That means using our expertise to control microbial growth while service is carried out, ensuring your property is restored to its preloss condition.

Moisture is the leading factor in allowing microbes to grow. It makes sense then that thoroughly drying a property is critical in the first stage of the operation. SERVPRO technicians are equipped with thermal imaging cameras that use infrared light to detect damp spots or moisture pockets. We also carry moisture meters that can be used to penetrate beneath the surface of hard flooring or sheetrock to assess the level of water saturation within.

Finding where moisture is residing helps to inform us of the type of equipment we need to remediate your property. Water beneath subfloors can be extracted using drying mats. This equipment, which is placed on the floor, covers a large surface area. The central area of the mat attaches to a vacuum to draw water from the floor without damaging or scratching the surface.

Once the fast-drying process is complete, SERVPRO can adopt the second stage of treatment to reduce the likelihood of microbial growth. The removal and disposal of any porous contaminated materials are necessary for this step. We can also thoroughly disinfect surfaces and apply anti-microbial treatments to walls, floors, and upholstery.

You need a comprehensive strategy for effective home remediation, contact SERVPRO of Southwest Dallas at (214) 463-5880 for assistance.

SERVPRO Eliminates All Issues Involving Fire Damage and Your Dallas Home

3/11/2019 (Permalink)

Don't let a fire take over your dream home. Call SERVPRO to remediate any fire damage quickly.

Restoring your Dallas Home after Minor Fire Damage

A housefire usually burns two distinctive types of material. Natural materials like woods as well as synthetic ones like plastic. Both materials release smoke and can leave soot behind throughout the home, even when the fire itself is contained in a single room. Firefighting procedures often incorporate shutting off electricity and using water to control flames. The presence of excess moisture can set soots or residues into porous surfaces making them difficult to clean.

A homeowner with fire damage in Dallas should seek professional help to return their property and possessions to preloss conditions. During a fire, toxic gases like monoxide are released forcing inhabitants to evacuate the property. These usually dissipate within an hour of putting the flames out posing no threat to your health. However, the thick odors and soot deposits can be an irritant, particularly if you suffer from respiratory problems like asthma.

Local SERVPRO technicians can be with you within four hours of notification of loss. They immediately set to work restoring power to the property and conducting a visual inspection of the site. Using their training, technicians can pre-test fabrics to see which types of material have burnt in the fire- either synthetic or natural. Doing so helps to establish an effective plan of action that can save time.

Charring occurs when dense materials are exposed to naked flames. The removal and safe disposal of these items is an immediate task for your technician to do. In high-temperature fires, structural components can show signs of charring. Using sandblasting techniques, SERVPRO can remove these elements leaving behind smooth surfaces ready for repainting.

At the end of service, SERVPRO conducts a walkthrough as standard. This procedure is to communicate outcomes with you, as well as the work completed onsite. Any non-salvageable items can be added to an inventory for passing on to your insurance adjuster. We can also contact third-party general contractors on your behalf to conduct remodeling or repainting work.

Getting your property back to preloss conditions is what we do, contact SERVPRO of Southwest Dallas at (214) 463-5880 today.

Responding To Fire And Smoke Damage In Your Dallas Restaurant

A fire breaks out in your Dallas dining establishment. It is short lived as sprinkler systems, and alert employees douse the fire quickly. The smoke and soot that a commercial kitchen fire produces can spread fast, moving into other areas of your restaurant even though the flames did not damage those spaces directly. Well-qualified technicians, following fire restoration industry best standards, implement a plan that manages all aspects of the recovery and gets you back in business.

Commercial fire and smoke damage are a Dallas restaurant owners greatest fears. Not only does the emergency expose employees and customers to immediate danger, but an inexpert restoration effort can also drive customers away if the lingering effects of the smoke and soot are not eliminated. Even if your establishment has a trusted cleaning company or on-staff housekeeping staff, our skills and training are critical to complete all aspects of smoke and fire cleanup and restoration.

SERVPRO sends IICRC-trained and certified employees and fully equipped service vehicles as quickly as possible after your call for help. A seasoned crew leader assesses the damage and prioritizes the tasks. Water and chemical extinguishing substance removal is first, followed by an evaluation of the smoke damage.

The protein-fueled fire usual in kitchens creates a noxious smelling smoke that deposits a thin, extremely adhesive soot on surfaces. SERVPRO professionals use appropriately matched cleansers on this lacquer-like coating. We also choose tools that help our crew loosen and dislodge the residue, employing agitation and careful abrasion to remove the smoke damage. The team does not limit our efforts to the kitchen. Every surface in all the spaces -- dining areas, restrooms, coat checks, front desk, lounges, and the rest -- are inspected, cleaned, and treated.

Smoky odors persist in the air and settle on surfaces, particles carrying the smell working their way into crevices and fabrics. SERVPRO handles odor eliminating systematically, removing foul-smelling objects and cleaning thoroughly to begin. Advanced odor elimination technologies like thermal fogging and hydroxyl generators seek out the smallest odor bearing particles. These options neutralize the smell at the molecular level, ridding your restaurant of this last sign of smoke damage, not merely covering up the stench.

Rely on SERVPRO of Southwest Dallas to handle all the challenges of restoring the smoke and other fire damage in your commercial property. We are ready 24/7 to respond to your call at (214) 463-5880.

SERVPRO Can Restore Your Dallas Home After Flood Damage

2/7/2019 (Permalink)

Our team of experts has the right tools to restore your home after a flood.

Flood Damage can also Occur in Second Level Areas of Homes in Dallas

When your home sits in a relatively low area of Dallas, it can become flooded more easily than homes on higher ground. Something as seemingly benign and necessary as construction a few miles away can cause water to divert from past drainage patterns and cause you problems.

Other situations can also create problems for Dallas neighborhoods leading up to flood damage. Some of these can pour what seems cleaner water into homes, but SERVPRO treats all flooding as Category 3 water. Cleaning this level up requires sanitation practices after extraction of the water, as well as drying homes' interiors to pre-flood aridity.

After we extract the water invading your home and remove all the flood damaged areas from walls and floors, we can begin drying everything from top to bottom. Drying second-story areas is also essential because of the amount of evaporation that takes place in flooded structures. Even in colder climates, air currents carry moisture to drier areas. This continues as long as excess moisture remains present.

To fight this effect and prevent damage from taking place in upper levels of your home, SERVPRO uses air movers to prevent condensation on cooler materials. We also use desiccant machines to extract water vapor from the air. Having these run upstairs is more effective than only using machines where the flooding took place, on ground levels, merely because it catches water molecules where they travel.

As we finish clearing your home of residual moisture, we can also use our hydroxyl generators to help clean the air of odors. While ozone machines cannot safely run in damp environments without running the risk of discoloring textiles, or in occupied houses, hydroxyl generators do not pose the same risks. Because it uses UV light to neutralize odors at their sources, hydroxyl so safe enough that food-packing facilities use it to improve working conditions without compromising food safety.

SERVPRO of Southwest Dallas has the professionals you need to restore your home in the Bishop Arts District after flood damage threatens your property. Call us for professional mitigation services for this and other types of damage. Our 24-hour service line is (214) 463-5880.

How Our Experts Control Foul Odors In Your Dallas Home After A Fire

1/22/2019 (Permalink)

If you ever need help with eliminating unpleasant aromas after a fire takes place at your residence, call SERVPRO of Southwest Dallas.

Fire Damage Professionals In Dallas Discuss Different Types Of Odor Control Equipment

Whenever something burns inside your Dallas home, the smoke created can cause soot residues and burnt aromas to exist. After the blaze gets extinguished, it is wise to call in a professional fire damage restoration company such as SERVPRO. When things burn, only some of the fuel used gets fully combusted or turned from a solid state to a gas when heat is applied. Many items only get partially consumed and get put into your indoor airflow in the form of smoke. Once these particles start circulating throughout your house, they begin to solidify onto cooler surfaces and cause soot removal as a part of your fire damage situation.

These partially combusted particles can also penetrate deep into porous materials like carpet and fabrics. Even after all soot is removed during your fire damage situation in Dallas, eliminating unpleasant odors is often the last step. Sometimes foul smells can exist inside your contents as well as your building materials. When this is the case, we usually pack out your contents and deodorize them in a separate, clean and disinfected location. Our SERVPRO technicians separate your contents from your structure at times so that our deodorization techniques can work more efficiently to eliminate odors out of both your possessions and building materials.

One way to eliminate smoke related odors is to utilize equipment that dispenses deodorant chemicals in the same manner as the smoke travels through your home. To do this, we can use fogging systems that break deodorants down to microscopic particles. A wet or cold tri-jet fogger can break compounds down to 20-50 micron size droplets. An ultra-low volume or ULV fogger can dispense chemical droplets down even smaller to 8-15 microns in size. For more severe situations a hot thermal fogger can be implemented to distribute particles as little as .5 to 2 microns in size and is used to penetrate chemicals deeply into materials.

If you ever need help with eliminating unpleasant aromas after a fire takes place at your residence, call SERVPRO of Southwest Dallas at (214) 463-5880 24 hours a day and seven days a week.
